Troy’s journey in the property industry so far.

Troy Linnane, Senior Director, Head of Residential Development at JLL

How did you get involved in the development industry?

My career in the property industry spans over the last 25 years and I’ve been fortunate to have been in a variety of roles including property finance, acquisitions and valuations. I’m currently a Senior Director, Head of Residential Development at JLL for our Valuation Advisory business.

There are many highlights but being a trusted advisor to a broad-spectrum of clients such as private development companies, A-REITs, banks, non-bank lenders, government departments (both Federal and State), is something I’m very proud of.Also, being involved in a variety of major development projects (i.e. either multi-unit apartment projects or master planned communities) throughout Queensland from Cairns to Coolangatta.

What inspires you?

Developing and mentoring my team to support their career growth and development goals and helping them achieve these is truly rewarding. Also, working with Tier One developers who are widely regarded as being leaders in the industry at what they do, as well as, giving advice to clients on opportunities we are seeing in the market and assisting them grow their business.

What are some of the biggest lessons you’ve learned in your career?

The significance of respect and integrity. As a senior leader within our business we should always be respectful to others and maintain integrity inside and outside of the business. Your brand in the property industry is a pivotal element on how clients, people and colleagues view you. Also look for opportunities where you can add value for your clients and provide extra service above and beyond what you typically do. Your client will remember this, and in-turn builds loyalty and trust.   

What advice would you give to young professionals starting in the industry?

My advice is as above, but also to act with respect and integrity and always try to have humility when connecting with colleagues and clients. I would also recommend to find a mentor, someone you can go to and bounce ideas with, whether it’s related to your current role or aspirations for future career paths. I would also encourage young professionals to remain positive and focus on building your network – you never know when might need a contact in the industry. 

Where do you see the property development industry in the next 10 years?

Big question! 10 years is a long time in our industry. You only need to look back at the development that has occurred in South East Queensland over the past 10 years. There are many ground-breaking projects under construction that will have a positive effect on our market including Cross River Rail and Queens Wharf. It would be a true win for the development industry if Brisbane was to win the 2032 Summer Olympics, hopefully in the next couple of years we might see a favourable decision on this.

Tell us about the latest trends in the industry.

Housing affordability, land available for housing development, infrastructure development (transport, health, education) as well as conservation/sustainability are tracking to continue to being key issues for the development industry going forward. We live in one of the most remarkable regions in the world with great weather and natural assets. To maintain our lifestyle and address these issues, we require government at all levels, to work together, enabling policies that help positively shape the development industry and drive job opportunities and population growth.
